Brookfield enters Indian logistics with 10.5 million sq ft ESR portfolio buyout

The asset manager has committed ₹4,300 crore to acquire and further develop Grade A warehousing parks across six major hubs, with ESR continuing to manage the properties.

Brookfield has committed Rs 4,300 crore to purchase and develop an Indian logistics portfolio from ESR, marking its entry into the country’s warehousing market. The transaction covers 10.5 million sq ft of Grade A parks spread across six major logistics hubs. ESR will remain responsible for managing the properties after the change in ownership, preserving operating continuity while Brookfield supplies capital for the portfolio and additional development. The announcement was reported on Thursday, although no completion timetable, asset level valuation, leasing profile or development schedule was provided.

The commitment may deepen institutional ownership of Indian warehousing and support demand for logistics construction, property management and related industrial services. Warehousing developers and listed real estate companies with logistics exposure could face stronger competition for land, tenants and operating assets, while construction and building materials suppliers may benefit if development proceeds. No India listed company was identified as a direct party to the deal. Transaction completion, subsequent capital deployment, new capacity and leasing disclosures would confirm the investment implications. Delays, weak occupancy, slower rental growth or limited follow through on development would weaken that reading.
